What am I buying?

Freehold unit titled investment apartment, managed on your behalf by a serviced apartment manager, with the ability to use it for your own holiday use at anytime. Conditions apply.

Do I have to pay Goods and Serviced Tax (GST)? You may not have to pay GST but note that the price in the agreement is plus GST (if any). Because the apartment will be a going concern at the time of settlement, your apartment will be zero rated for GST as long as you comply with the conditions of the management agreement and are GST registered. No GST should therefore be payable. You will need to register for GST to qualify for zero rating. Please make further inquiry with your financial advisor about how this relates to your own personal circumstances.
Do I have to enter into the management pool? Yes. All purchasers will be required to buy the apartments as a going concern with a management lease.

Do I have to purchase furniture? Yes. If you wish to have a managed investment apartment, with an on-site manager, then the cottage must be furnished to exacting standards. The package complies with hospitality standards for wear and durability. The products meet the expectations of the market, and will be the same in all cottages. You earn an income on the cottage being rented out when you do not wish to use it, plus there are significant tax deductions available, depending on your own individual circumstances. Ask the sales person for financial analysis examples as prepared by independent consultants. As an Owner, what does it cost me to stay? You only pay 15% of the normal rate, plus the cleaning charge when you leave. This covers the cost of the Managers services.

What is the purchasing procedure? A $1,000 deposit will secure a cottage. A further amount to equal 10% is generally paid within 14 days of signing the agreement, however if this does not suit your own personal circumstances at the time you wish to purchase, please discuss other possibilities with the salesperson. The balance is to be paid once the title has issued on the apartment. The purchaser shall pay the deposit to Knight Coldicutt trust account (the vendor’s solicitors) who shall hold the deposit in an interest bearing trust account until the settlement date. What is the price? Please review current price list for cottage availability and price. The furniture package cost is $43,500 for a 3 bedroom, $48,500 for 4 bedroom (plus GST, if any).
